01 - Temperature and Pressure Relief Valve
The temperature and pressure relief valve opens to stabilize temperature or pressure of the water heater if the temperature or pressure exceeds the proper level. The temperature and pressure relief valve opens at a set temperature. This temperature is indicated on the water heater. If the temperature and pressure relief valve leaks even though it has not reached the indicated relief temperature, replace it.

02 - Drain Valve
The drain valve can be opened to drain the water heater for maintenance or to flush out mineral deposits from the tank. If the drain valve is leaking, drain the tank and replace the drain valve.

03 - Loose Plumbing
If the home uses copper water piping, both the incoming cold-water pipe and the outgoing hot-water pipe should be connected to the galvanized steel pipes on the tank with a dielectric union to prevent corrosion. If a dielectric union is not used, or the connection has loosened, water may begin leaking from the piping. Provided a dielectric union is in place, shut off the incoming water supply and use an adjustable wrench to tighten the pipe connection. Turn the water supply back on and confirm that the pipe connection is no longer leaking. If a leak is still present, a qualified professional will need to address the issue.

04 - Water Heater Replacement
Any leaking from the bottom the tank is usually due to corrosion that cannot be repaired. If the tank has any rusting on the bottom, the water heater will need to be replaced. Additionally, if none of the water supply connectors to the water heater are leaking it is likely the leak is coming from tank corrosion that is not readily visible. Again, replacing the old water heater with a new one is recommended.
